We are reasonable, negotiable, flexible and generous with our
"Equity Share" terms....We will carry the financing on
this prestigiously located condominium so there is no need for you to qualify for a bank
loan. Even if you have "SHAKY" credit, that's all right. We don't have a required
dollar amount that
is necessary for you to put down to move in. That amount is negotiable and
if your offer is reasonable we will try to work with you. We will do our
best to work within your budget for your monthly payment and your down
payment.

An Example of acceptable terms
for our Condo would be:
Monthly Payment Fixed for
7 Years: (Designated as PITI +
HOA +Rent) $3,200/month
Down Payment: $23,000
The base price for the
Condo: $775,000
Length of Equity Share
Agreement: 7 years
At the end of 7 years the
condo would be appraised and you would have the exclusive right to buy
the seller's 50% interest in the condo. If you choose not to exercise
your option to buy the seller's interest, then the seller can buy your
50% interest in the property. If both of you choose not to exercise your
option to purchase, the property would be put on the market and sold.
When the property is sold after 7 years, you would receive 50% of the
equity over and above the $775,000 plus you would get your $23,000 back.
